Why Local Knowledge
Matters for Building Work

The London Borough of Barnet Council (barnet.gov.uk) is the local planning authority for Edgware. Permitted development rights apply to most residential properties in the borough, but are restricted in conservation areas and Article 4 Direction areas. The Canons Park Conservation Area covers a significant part of the residential area to the west of Edgware, and properties within it require planning permission for most external alterations. Edgwarebury Lane and the surrounding area have a semi-rural character that the council seeks to protect through its planning policies. Edgware's housing stock is dominated by 1930s semi-detached and detached properties, particularly in the Canons Park, Edgwarebury, and Whitchurch areas. These properties are among the most popular candidates for hip-to-gable loft conversions and rear extensions in North London. Victorian and Edwardian terraces in the streets around Edgware station are well-suited to rear extensions and dormer loft conversions. Post-war housing in Burnt Oak and Queensbury is well-suited to single-storey rear extensions. The area also has a number of larger detached properties in the Edgwarebury Lane area that offer scope for significant extensions and garden studios.

The Canons Park Conservation Area covers a significant part of the residential area to the west of Edgware, and properties within it require planning permission for most external alterations. The conservation area's character is defined by its 1930s Arts and Crafts-influenced housing, and Barnet Council's design guidance requires extensions and alterations to use materials and detailing sympathetic to this character. The Edgwarebury Lane area has a semi-rural character with some Green Belt land, and properties in this area may be subject to additional planning constraints.
