Flat Roofing Systems: Felt vs EPDM vs GRP — 2026 Guide

12 July 20269 min readBy TCM Building & Maintenance

Felt, EPDM and GRP are common flat-roofing approaches, but the membrane label alone does not decide suitability, cost or service life. This guide compares the systems by roof geometry, substrate, movement, detailing, traffic, insulation build-up, drainage, maintenance and quotation scope so a project can be specified from the actual roof rather than a generic ranking.

The Three Main Flat Roofing Systems

Felt, EPDM and GRP use different materials and installation methods. Liquid-applied systems are another option for some details or refurbishment contexts. The useful comparison is not which system is universally cheapest or longest-lasting, but whether the complete system suits the deck, roof shape, penetrations, falls, access and intended use.

The current Facts and Experience registers do not approve a TCM flat-roof price cohort, local percentage premium or universal system lifespan. Compare current quotations on the same strip-out, deck-repair, insulation, drainage, access, waste, membrane and VAT basis.

Traditional Felt Roofing: When It Is and Isn't Appropriate

Modern bituminous felt systems can be specified as multi-layer flat-roof coverings, but their suitability depends on the particular product system, substrate, detailing, fire and thermal requirements, access and intended use. This page does not treat felt as automatically temporary, cheapest or unsuitable for all new work; the selected system should be justified for the project.

Felt roofs can develop defects at laps, upstands, penetrations, outlets or damaged surface areas, but the failure mechanism depends on the installed system and condition. Repair and maintenance should follow the product/system requirements and site assessment. The current TCM register does not approve a policy of never specifying a particular felt application method.

EPDM Rubber Roofing: The Flexible Alternative

EPDM is a synthetic rubber membrane used in flat-roof systems. Large sheets can reduce the number of field seams, while penetrations, edges, outlets and changes in level still need system-specific detailing. Suitability depends on the roof geometry, substrate, movement, adhesives or mechanical fixing method, drainage and intended use.

EPDM performance depends on the complete specified system, including membrane, adhesives or fixings, primers, tapes and edge/penetration details. Any manufacturer warranty applies only to the named product/system, installer status and written terms. TCM does not claim a universal EPDM brand or 20-year warranty on this page.

GRP Fibreglass Roofing: A Site-Applied System

GRP flat roofing uses resin reinforced with glass fibre to form a site-applied waterproof layer. It can create a continuous surface, but the deck, joints, trims, upstands, penetrations, temperature conditions and laminate specification all matter. The current TCM register does not approve GRP as a universal standard or “best” system for residential replacements.

A GRP installation should follow the selected system's substrate, weather, reinforcement, resin, trim and curing requirements. If a product carries third-party certification or a warranty, check the exact certificate or warranty terms for that system; do not infer a TCM-wide certification history or lender/insurer requirement from a general roofing article.

Warm Roof vs Cold Roof: Why the Build-Up Matters

A warm-roof build-up places insulation above the structural deck, while a cold-roof build-up places insulation below the deck and requires an appropriate moisture/ventilation strategy. Neither label by itself guarantees performance. The correct build-up depends on the existing roof, available height, condensation analysis, drainage, junctions, structure and applicable Building Regulations requirements.

Do not infer compliance from one U-value or insulation thickness on a general page. The required thermal and moisture design should be established for the actual replacement scope and selected materials. The current TCM register does not state that every flat-roof replacement uses the same warm-roof build-up or insulation product.

Signs Your Flat Roof Needs Assessment

The signs below justify closer assessment, but they do not prove the whole roof needs replacement. Local repair may be possible depending on the membrane, deck, junctions and extent of the defect.

•Persistent ponding or poor drainage
•Blistering or bubbling of the membrane surface
•Cracking or splitting at upstands and flashings
•Water stains on the ceiling below the roof
•Felt surface that is brittle or crumbling
•Visible openings, displaced details or damaged roof covering

Flat Roofing in Borehamwood, Hertfordshire, and North London

TCM is based in Borehamwood and can discuss flat-roof replacement work, with geographic coverage confirmed for the individual enquiry. Existing roof build-ups vary by property and alteration history. Where older materials could contain asbestos or another hazardous material, do not disturb them on assumption; use the appropriate survey and competent/licensed route where required before strip-out.

For properties with damp problems that may be related to flat roof failure, see our article on signs of rising damp and our damp proofing service page. For a full overview of common roofing problems, see our article on common roof problems.

Flat Roof Contact Route Status

Use the contact-status page to check which TCM enquiry route is currently verified. Assessment scope, project coverage, proposed roof system and quotation basis remain specific to the individual roof project.
