Site Survey & Brief

We survey the unit, review the lease and any landlord fit-out guide, and discuss your brand requirements, budget, and programme. We identify any structural constraints or M&E limitations at this stage.

Design & Drawings

We produce a floor plan, elevations, and a specification. For retail units, we coordinate with your shopfitter or display fixture supplier. We submit any required planning applications for signage or external alterations.

Fixed-Price Quotation

A detailed, fixed-price quotation based on the agreed specification. We identify long-lead items — bespoke joinery, specialist lighting, or imported fixtures — and agree a procurement programme.

Construction

Our in-house team carries out all structural, first-fix, and second-fix works. We coordinate specialist subcontractors for M&E, shopfitting, and signage. We work to your opening date.

Landlord Fit-Out Guide

Most retail landlords — particularly shopping centres and managed retail parks — publish a fit-out guide that sets out the technical and design standards for tenant works. TCM reviews the landlord's fit-out guide at the start of every project and ensures all works comply with its requirements. Non-compliance can result in the landlord requiring remedial works at the tenant's cost.

Planning Permission for Signage

External signage — fascia signs, projecting signs, and illuminated signs — typically requires advertisement consent from the local planning authority. TCM prepares and submits advertisement consent applications as part of the fit-out programme. In conservation areas and on listed buildings, the requirements are more restrictive.

Building Regulations

Retail fit-outs require building regulations approval for structural alterations, changes to means of escape, fire compartmentation, M&E installations, and accessibility provisions under Part M of the Building Regulations. TCM submits a full plans application and manages the building control inspections throughout the construction phase.

Fire Safety

Retail units must comply with the Regulatory Reform (Fire Safety) Order 2005. This requires a fire risk assessment, adequate means of escape, emergency lighting, fire detection, and fire-fighting equipment. Accessibility (Part M)

Retail Lighting Design

Lighting is the single most important design element in a retail fit-out. The right lighting scheme increases dwell time, improves product presentation, and influences purchasing decisions. TCM works with specialist lighting designers to produce schemes that meet the required lux levels for the retail category — typically 500–1,000 lux for clothing and homewares, 300–500 lux for food-to-go — while achieving the desired atmosphere.

Shopfitting and Display Fixtures

TCM coordinates the supply and installation of shopfitting elements — wall-mounted shelving systems, freestanding display units, gondola shelving, and bespoke joinery — with specialist shopfitters. We manage the interface between the building works and the shopfitting programme to ensure the fit-out is completed on time.

Dilapidations Planning

At the end of a retail lease, tenants are typically required to reinstate the unit to its original condition. Planning a fit-out with dilapidations in mind — using demountable partitions, reversible finishes, and standard fixings — can significantly reduce the cost of reinstatement. TCM advises on dilapidations risk at the design stage of every retail fit-out.

Phased Openings and Soft Launches

Some retailers choose to open in phases — trading from part of the unit while fit-out works continue in the remainder.
